Your Advocate
How Buyer Representation Works
We work for you — not the seller. Our job is to protect your interests, negotiate for you, and guide you through every step.
🤝 We Work for YOU
We owe you loyalty, confidentiality, and full accountability — always acting in your best interest.
💬 Full Transparency on Compensation
99.5% of sellers offer buyer agent compensation. Before we make an offer on any home, we already know if the seller is paying our commission. And they almost always do.
📝 The Buyer Representation Agreement
This agreement formalizes our relationship and keeps everything clear. It’s easy to cancel — no questions asked.
🏠 What It Costs You
In 99.5% of deals, the seller covers our commission — you get full representation at no out-of-pocket cost. The only fee we charge buyers is a $489 flat administrative fee, collected at closing. That's it. No hidden costs, no surprises.
What You Get With Full Representation:
Legal Protection
We review contracts to protect your interests and catch risks early.
Expert Guidance
From search to close, we handle the details and deadlines.
Dedicated Communication
You’ll always know where things stand — no chasing updates.
Questions about how buyer representation works? Ask us anything — we believe an informed buyer is a confident buyer.

💬 Prefer texts? Phone calls? Email? We adapt to how YOU like to communicate. Just tell us your preference at our first meeting.
Your Vision
Your Personal Dream Home Profile
Before we search, we listen. Every great home search starts with a deep discovery conversation — understanding not just what you want, but why you want it.
We'll explore questions like:
What neighborhoods or zip codes are you drawn to — and why?
What's your ideal timeline? Are you flexible or do you have a hard deadline?
What's your true budget — including down payment, monthly payment comfort, and closing costs?
Must-haves vs. nice-to-haves: bedrooms, bathrooms, garage, yard, home office?
Are school districts a priority?
Do you need single-level living, or are stairs fine?
Are you open to a home that needs work, or do you want move-in ready?
What does your ideal commute look like?
We Build Your Search Strategy Around:
🎯 Your Priorities
We rank your must-haves vs. wish list so we never waste your time on the wrong homes.
📍 Your Neighborhoods
We provide detailed neighborhood profiles — schools, walkability, appreciation trends, and community feel.
🔮 Your Future
We think 5–10 years ahead — resale value, life changes, and long-term fit.

Chapter 2
The Roadmap to Ownership
A clear, step-by-step process designed to take you from pre-approval to signed deed.
Step 1: Financial Foundation
A strong financial foundation starts with clarity: what you can afford, what lenders want to see, and how to avoid surprises before you make an offer.
Why Pre-Approval Comes First
A pre-approval letter is your golden ticket in today's competitive Baltimore market. It tells sellers you're serious, defines your true budget, and lets us move fast when the right home appears. Without it, you can't make an offer — and in a hot market, hesitation costs you the home.
What Lenders Look At
Credit score (aim for 620+ conventional, 580+ FHA), debt-to-income ratio (ideally under 43%), employment history (2+ years preferred), and cash reserves for down payment and closing costs.
Down Payment Options
Conventional loans: as low as 3–5% down. FHA loans: 3.5% down. VA loans: 0% down for eligible veterans. Maryland also offers down payment assistance programs for qualifying buyers.
The Do's & Don'ts
DO: Keep paying bills on time, stay at your job, save aggressively. DON'T: Open new credit cards, make large purchases, change jobs, or co-sign any loans before closing.
Closing Costs to Budget For
Typically 2–5% of the purchase price. Includes lender fees, title insurance, appraisal, prepaid taxes and insurance. We'll walk you through a full estimate before you make any offer.
💡 Pro Tip: Get fully underwritten pre-approval — not just pre-qualification. It carries far more weight with sellers and can be the difference between winning and losing a multiple-offer situation.
Know Before You Close
Understanding Your Closing Costs
Closing costs typically run 2–5% of the purchase price in Maryland. On a $400,000 home, that's $8,000–$20,000 due at closing. Here's exactly what you're paying for — and what you can negotiate.
💡 Ask Your Lender Early: Different loan types have different rules on how much a seller can contribute toward your closing costs. Ask your lender about this at your very first conversation — before you start shopping. Here's a quick guide:
Conventional loan (5–9% down): Seller can contribute up to 3% of purchase price
Conventional loan (10–24% down): Seller can contribute up to 6%
Conventional loan (25%+ down): Seller can contribute up to 9%
FHA loan: Seller can contribute up to 6%
VA loan: Seller can contribute up to 4% (plus all loan costs)
USDA loan: Seller can contribute up to 6%
Knowing your limit early means we can negotiate seller credits into your offer from day one.
💡 Ways to Reduce Closing Costs
Ask the seller for a closing cost credit during negotiations
Shop multiple lenders — fees vary significantly
Ask your lender about rolling costs into the loan
First-time buyer programs may cover some costs (Maryland Mortgage Program)
Schedule closing at end of month to minimize prepaid interest
📋 What to Expect at Closing
You'll receive a Closing Disclosure 3 days before closing
Your loan officer will review every line item with you
Bring a cashier's check or wire transfer for the exact amount
Final amount confirmed 24–48 hours before closing
Never wire money based solely on email instructions — always verify by phone
⚠️ Maryland has some of the highest transfer taxes in the region. Always request a closing cost estimate from your lender early — and ask us about negotiating seller credits to offset these costs.
Step 2
The Strategic Search
Finding your home is both a science and an art. We guide you through every layer of evaluation so you can make confident decisions.
Navigate the MLS & Beyond
We monitor new listings the moment they hit — often before they appear on Zillow or Realtor.com. We also tap our exclusive agent network for off-market and coming-soon properties that never reach the public.
The Showing Process
We schedule showings efficiently around your schedule. During each showing, we evaluate the home with you — pointing out red flags, hidden potential, and value indicators most buyers miss.
Evaluate Condition & Quality
We assess roof age, HVAC systems, foundation, water intrusion signs, and deferred maintenance. We know what a $5,000 fix looks like vs. a $50,000 problem — and we'll tell you the difference.
Analyze Neighborhood Trends
We pull hyperlocal data on appreciation rates, days on market, list-to-sale price ratios, and school ratings for every neighborhood you're considering.
Decipher Long-Term Value
We evaluate resale potential, zoning, future development plans, and tax implications before you fall in love with a home — so you make a smart investment, not just an emotional one.
🏠 On average, our buyers view 8–12 homes before finding the right one. We make every showing count.
Step 3: Making the Move
🏆 Craft a Winning Offer
We analyze recent comparable sales, days on market, seller motivation, and competing offers to build a strategy — not just a number. Price, terms, contingencies, and timing all matter.
📋 Understanding Contingencies
Inspection contingency protects you if defects are found. Financing contingency protects your deposit if your loan falls through. Appraisal contingency protects you if the home appraises below purchase price. We advise on which to include and which to waive strategically.
⚡ Escalation Clauses
In competitive markets, an escalation clause automatically increases your offer up to a set maximum if another offer comes in higher — keeping you competitive without overpaying blindly.
🤝 Negotiate with Confidence
Our proven negotiation tactics go beyond price — we negotiate repairs, closing cost credits, possession dates, and inclusions. Every dollar saved is a dollar in your pocket.
💰 Earnest Money & Deposits
Typically 1–3% of the purchase price, held in escrow. We structure your deposit to show strength while protecting it with the right contingencies.
⚠️ Wire Fraud Warning
Before wiring any funds, always call your title company directly using a number you independently verified. Wire fraud is the #1 cybercrime in real estate. We will NEVER send you new wiring instructions by email.
📞 Our team is available 7 days a week during your active search. When the right home appears, speed matters — and we're ready.
Chapter 3
Under Contract & Beyond
Once your offer is accepted, the real work begins — and we are right beside you every step of the way.
Under Contract
The Critical Path
From accepted offer to clear-to-close, this phase demands attention to detail. Our team manages every milestone so nothing falls through the cracks.
⏱️ The typical under-contract period in Maryland is 30–45 days. Our team tracks every deadline and keeps all parties accountable so nothing slips through the cracks.
🔍 Home Inspection
Scheduled within 5–7 days of contract. A licensed inspector examines the structure, roof, electrical, plumbing, HVAC, and more. We attend with you, help you interpret the report, and advise on what to negotiate vs. what to accept. Not every defect is a dealbreaker — we help you prioritize.
🔧 Inspection Negotiations
After the inspection, we submit a repair addendum requesting fixes, credits, or a price reduction. Sellers can accept, counter, or decline. Our experience in this phase has saved our buyers thousands of dollars.
🏦 Appraisal
Your lender orders an independent appraisal to confirm the home's market value supports your loan amount. If it comes in low, we have strategies: renegotiate the price, challenge the appraisal, or cover the gap. We'll advise on the best path.
📋 Title Search & Insurance
A title company searches public records to confirm the seller has clear ownership and there are no liens, judgments, or encumbrances. Title insurance protects you and your lender from any future claims.
🏛️ Mortgage Underwriting
The lender's underwriter reviews your full financial file — income, assets, credit, and the property itself. They may issue conditions (additional documents needed). Respond quickly to keep your closing on track.
✅ Clear to Close
Once underwriting approves your file, you receive a 'Clear to Close' — the green light to schedule your closing date. You'll receive your Closing Disclosure at least 3 business days before closing.
The Finishing Line: Closing Day
1
Final Walkthrough (24–48 Hours Before)
This is your last chance to confirm the home is in the agreed condition — all negotiated repairs are complete, no new damage, and all included items (appliances, fixtures) are still present. If something is wrong, we address it before you sign.
2
Review Your Closing Disclosure
You'll receive this at least 3 business days before closing. Your loan officer reviews it with you to walk through every fee, credit, and cost — so there are absolutely no surprises at the table. If anything looks off, this is the time to ask questions.
3
What to Bring to Closing
Government-issued photo ID (two forms recommended), certified or cashier's check (or wire confirmation) for closing funds, and your checkbook for any small last-minute adjustments.
4
The Closing Table
You'll sign the deed, mortgage note, and dozens of other documents. The title company or attorney facilitates. The process typically takes 60–90 minutes. Your agent will be there with you.
5
Funding & Recording
After signing, the lender funds the loan and the deed is recorded with the county. Once recorded, the home is legally yours.
6
🔑 You Get the Keys!
Congratulations — you're a homeowner! We'll be there to hand you the keys and celebrate this milestone with you. But our relationship doesn't end here.
⚠️ Wire Fraud Reminder: Always verify wiring instructions by phone with your title company before sending any funds. Never rely solely on email instructions.
You Asked, We Answered
Frequently Asked Questions
These are the questions buyers ask us most. We'd rather you ask them now than wonder about them later.
About the Process
How long does the home buying process take?
From pre-approval to closing, most transactions take 45–60 days once you're under contract. The search phase varies — some buyers find their home in a week, others take a few months. We work at your pace.
Can I back out after making an offer?
Yes — with the right contingencies in place. An inspection contingency lets you exit if serious defects are found. A financing contingency protects you if your loan falls through. We structure every offer to protect your ability to walk away if needed.
What happens to my earnest money if the deal falls through?
If you exit within a contingency period (inspection, financing, appraisal), your earnest money is fully refunded. If you back out without a valid contingency, you risk losing it. We make sure you always have a protected exit path.
What if the appraisal comes in lower than the purchase price?
We have options: renegotiate the price with the seller, challenge the appraisal with comparable sales data, pay the difference in cash, or exit via the appraisal contingency. We'll advise on the best strategy for your situation.
Do I need a home inspection?
It's not legally required, but we strongly recommend it — always. A few hundred dollars can uncover tens of thousands in hidden issues. We attend every inspection with you and help you interpret the results.

What if I find a home on Zillow or Realtor.com myself?
Great — send it to us! We can show you any listed property, regardless of where you found it. We'll also tell you things about that listing that Zillow can't — days on market history, price reduction patterns, and seller motivation.
What areas do you cover?
We serve all of Baltimore City, Baltimore County, Anne Arundel, Carroll, Harford, Howard, Montgomery, and Prince George's Counties — the full Maryland market.
Have a question that's not here? Ask us — there's no such thing as a question too small when you're making the biggest purchase of your life.
Chapter 4
Owning Your Future
Homeownership is a journey. Here's how to protect your investment and grow your wealth for years to come.
Life After Closing
Seasonal Maintenance
Create a seasonal checklist: Spring (HVAC service, roof inspection, gutter cleaning), Summer (exterior painting, deck maintenance, pest control), Fall (furnace tune-up, weatherstripping, chimney inspection), Winter (pipe insulation, ice dam prevention, smoke detector check). Proactive maintenance prevents small issues from becoming expensive emergencies.
Home Warranties
A home warranty covers repair or replacement of major systems (HVAC, plumbing, electrical) and appliances. Costs typically $400–$700/year. Some sellers offer them as part of the sale. We'll advise on whether to request one during negotiations and which providers offer the best coverage.
Build Equity
Every mortgage payment builds equity. Strategic improvements — kitchens, bathrooms, curb appeal — can yield 70–80% ROI at resale. Refinancing when rates drop can lower your payment and accelerate payoff. We'll help you think like an investor from day one.

Homeowner Reference Guide
Home Systems: Expected Lifespan & Costs
One of the smartest things a homeowner can do is plan ahead. Knowing when systems and appliances are likely to need replacement — and what it costs — helps you budget, prioritize, and avoid surprises.
💡 Pro Tip from the Greatest Moves Team: When buying a home, always ask for the age of the roof, HVAC, and water heater. These three items alone can represent $20,000–$40,000 in near-term costs if they're at end of life — and they're negotiating leverage.
